Best areas to invest in MA for newbie investors

Hi everyone!

I currently live in Attleboro, MA (bought a 2BR condo in 2019) and was curious about how to find the best markets to invest in as a newbie here in MA. My plan is to occupy the property as well so I am looking for good cash flow. I would like to invest an 1hr or less from where I am currently located due to my job. Is Attleboro a good market for multi properties? 

I recently finished paying off all my debt (except for the condo) and would love to start investing in real state to decrease my housing expenses, create some passive income, and acquire generational wealth. I am currently saving but have a goal to get my first property by 2022. Would love any advice or guidance on how to start on this journey.

@Jonathan Bombaci That's how I am seeing it.  People are being priced out of Fitchburg now and moving to Gardner.  I think the next step is Athol.  This will be a few years away in my mind but its a logical step
