We are in the process of doing due diligence on a 30 unit bulding we have under conract and have run into Federal Pacific electrical panels in each of the apartments and also the main panel.

There are way too many hard money lenders in California, Oregon, and Washington willing to lend up and down the Pacific Coast. 

I've been a listening for quite a while and am here to start exploring more resources in the BP ecosystem as I take my journey in real estate to the next level.Last year I travelled the country in a self-built tiny home to find my next home after leaving the pacific northwest due to wildfires and drought. 

My experience is that either is a deal killer for almost every insurer.I am *not* looking to or willing to hide either of these facts from the insurer as I want to properly insured.Additional context:-Knob and tube has been removed from the crawl space...there could still be some in the attic and there is definitely some in the walls-It has also has had 3 federal pacific panels that were recently replaced (Owner says the new ones are 200, 120, and 140?)

I live in the Pacific Northwest which right now is super expensive but I’m hunting for short sales and looking into foreclosures.

I think an important point for the Monterey / Pacific Grove area is they do not allow AirBnB.
