Have $25K and want to get into rental with pos returns

Howdy all,

Live in pacific nw, but want to obtain rentals in AZ. The prices are such that $25k isn't going to get a mortgage with down payment, agent fees etc... This has led me to try and find seller finance or subject to type of loans or some type of deal to afford it. Looking to learn or possibly get to know someone and JV a property.

    You might have to buy something in Ohio with that money. I have seen cash-flowy properties at that price point. 

    AZ would be challenging.
