Insurance for a Student Rentals with Knob & Tube: Is it Possible?

All:

Looking for insurance for a triplex I'd like to buy and my long-time insurance agent seems to think it is uninsurable because it has knob and tube wiring in it.

Does anyone know of *any* insurance provider that will 1) allow for knob & tube *AND* 2) allow for undergraduate student rentals? My experience is that either is a deal killer for almost every insurer.

I am *not* looking to or willing to hide either of these facts from the insurer as I want to properly insured.

Additional context:

-Knob and tube has been removed from the crawl space...there could still be some in the attic and there is definitely some in the walls

-It has also has had 3 federal pacific panels that were recently replaced (Owner says the new ones are 200, 120, and 140?)

-It does not have central heating/air

-It has plaster walls and would likely cost ~$50,000 to re-wire

    I had that experience a lot early on where agents wouldn't ask me about the house (and I didn't know what to tell them about it) just so they could get the policy written.

    Due to current occupancy I think it would take 2-3 months to get the property rewired and think I would probably get canceled by then.

    Do you know any good insurance reps on here that you could tag that could advise?


     Try to find a local agent that brokers multiple companies. They can usually shop around. Sorry I don't have any recommendations.
