New investor looking for help!

Hello! My name is Colby, and I’m looking to get into rentals. I have about $100,000 and would like to buy the first one cash. I live in Washington state and am just wondering what some of you professionals would do? Where is the first place you would start?

Welcome @Colby Valladares I can't say I know anything about the Washing Oregon area but if you're willing to take the time to visit and learn other cities don't be too fearful about investing out of state.  I started investing in Ohio from San Diego and I've continued investing and adding to my portfolio from Germany and now Italy.  The mid west has some great investment "starter cities" that are growing and still providing good cashflow.  Not sure if you're planning on managing yourself or hiring a property manager but if you have a good team around you it'll make your life easier and ease some of the stress.  

My only question is, and I know everybody has their own strategy but why are you interested in purchasing a property cash for $100k when you could get into a $400k property and make money on the banks loan?  Granted, like I said, I don't know that area so I don't know what you could get for $100K.
