Alas, this scenario didn't last very long, as you would expect in a free market capitalist society -- new money flood in, more STRs in supply, property prices increase, STR incomes decrease, until a new equilibrium is achieved.Nowadays, the word STR is being used to describe both the property and the business.

Personally, I wouldn’t invest in a market where appreciation averages only 2%.

I am right down the way, located in College Station / Bryan market.

Right now just working on market knowledge in my college town.

Perhaps this "no inspection" buyer existed 2-3 years ago at the height of the market.

My duplexes already at market rent and only exsecting 3% raises each year.

You’re absolutely right—speed is such a critical factor in securing deals, especially in a competitive market.

I'd bring island out a little more. my advice is make sure all rooms are 110 sq ft minimum. some of these look super small. we build a very similar one in our market.
