Here in Palo Alto every third person has a PHD, JD, Ivy League MBA.

One little dinky Texas League blooper could end it.But, as I said, we're not looking at 2008 again.  

Two of the roommates are moving out. weve got one more roomate to find. the problem:the fourth room area will occasionally flood with ground water when there is a bad enough storm, about once or twice per year. like, last monday when i was showing the room to an optimistic, potential roommate (who then backed out of the deal, after seeing the water starting to puddle.)current roommate living there is a CHAMPION and smilingly puts up with it for the massive discount rent he pays while living this close to downtown dallas (<10m). the landlord:Knows about the flooding, we've told him via email (not certified mail, yet) and he did not do anything to solve the issue. there are also other issues in the house (like i said, old) like the gutters falling apart, balcony wood rotting, foundation issues, etc. he simply will not put in any money unless he has too. 

Hi all,Looking at piece of land to subdivide into (hopefully) 6 lots in Salt Lake County, and looking for a developer's advice/suggestions/pitfalls/warnings....Have been successful in buy and hold and more recently flipping but now this is getting into bigger leagues...I know the city has a process to go through for subdividing- we have that documentation.  

I have even partnered on projects with people I looked up to as mentors, who knew the project may have been “out of my league” but still went forward with me because I showed sheer heart and confidence to execute and get things done.

I have been looking on allied real estate and champions school but don't know if these are recognised qualifications to use with the intent on building up to do the brokers license.Many thanksIan david
