Developer Advice Needed

Hi all,

Looking at piece of land to subdivide into (hopefully) 6 lots in Salt Lake County, and looking for a developer's advice/suggestions/pitfalls/warnings....Have been successful in buy and hold and more recently flipping but now this is getting into bigger leagues...

I know the city has a process to go through for subdividing- we have that documentation.  Looking for advice on general costs to subdivide and improving?  We are hoping we won't have to put a road/cul de sac in but will have to see how the lots lay out to determine this.

Can anyone with developer experience or even a realtor with this type of experience give me some insight on costs?  I have a ballpark per lot figure from a builder to get the lots sell ready but looking for some more guidance... thanks for any and all input.
