@Joanna Hollingsworth, I don't know if this will be much help to you since you are trying to protect the hardwoods below, but I'll usually take a large steel wrecking bar and attack the floor like a mad man by ramming the bar between the plywood layer and the wood flooring repeatedly with force, utilizing the tools weight for momentum, and prying straight upwards at the end of each stroke.

That said there are multiple people rehabbing and flipping the wrecks of sawgrass for fun and profit.I'd recommend living in PV and sending your kids to the best in Florida pv high school but for rentals and flips look in southside, Riverside and San Marco.

My sister (an arquitect) is completely against it  buck she said what if asbestos, weak foundation etc... she was able to inspect it FROM OUTSIDE BUT at this point  i could just: Do nothing & wait 1-2 yrs for the property to gain some value,  OR try to sell it ASAP (quick sale)...The house is a wreck BUTi didn't invest much.

When the coasts take a dump it will pull investors back looking for places like the midwest to park their money - same thing happened in 07-08 - right and left coasters along with some scammers from Minnesota wrecked our Downtown for years  (Look up Minnesota Guys).
