im thinking of moving to jacksonville Fl . i still want to continue investing in properties but im not sure how the florida market is . can someone give me any advice

@Jennifer Ceren tapp is correct.  There is a lot of opportunity here but like all cities I know, there a certain places to avoid within the city/county.  It is the biggest county, as measured by land, so there is a lot to see but also a lot to avoid.  However, having provided the warning, you do have a lot going on here and a lot of opportunity.  Just make sure you get someone, familiar with the area, to help you navigate the area as you start to enter the market depending on your goals.  Good luck!

You will find house prices in ponte vedra high versus what you can get for rent. For example, a 450k home in PV 2500sq rents out around $2500. Add to that most of pv is covered by one hoa or another.

There are a lot of homes in sawgrass in desperate need of updating from the 70s and 80s but the sqft on these homes tend to be below the modern standard expectations of the PV buyer. That said there are multiple people rehabbing and flipping the wrecks of sawgrass for fun and profit.

I'd recommend living in PV and sending your kids to the best in Florida pv high school but for rentals and flips look in southside, Riverside and San Marco.

Yes, that's the plan, we decided on that location mainly for the excellent schools.

I really want to maximize my investment, meaning I will invest wherever I can get more bang for my buck, as you say! :-)

I will be looking for BRRR deals, ideally multi-family ones.

I want to start very small, despite having around 15 years of experience investing in real estate, I have never invested in the USA....I'm looking forward to my first deal.

We will be moving to JAX (Ponte Vedra) around September, I'm actually itching to pull the trigger on some properties I have researched, however with no boots on the ground that may be a bit difficult.

@ Mark Melo  I've lived in Jacksonville for about 15 years now.  It really depends on the type of investing you want to do that will determine the area you want to focus on.  The Springfield area has some beautiful Victorian homes that you just won't find anywhere else in the city. There is a very thin line between those homes and the ghetto, so feel free to ask me any questions you may have.

I'm relocating from London, England to Jacksonville in the coming months and looking forward to invest in the city.

A lot of people told me to stay away from investing in the North Side of the city, do you agree with that? What about Springfield - that area seems to be alright for me, yet the prices are way low.

Any info will be greatly appreciated.

There are certainly good opportunities here.  There is an out-of-state buyer I know where only concentrates on the 32205 (Murray Hill) zip code.  Another buyer I know concentrates only on the 32257 zip code.  Inventory and price are what you will find here.  I will also send you a document I have prepared for investor like yourself who wants to know a little more about the market here!
