I've seen women with excellent income, credit, and Landlord references but their boyfriend has drug charges, has little income or job stability, and no references because he's been couch surfing before shacking up with this woman. 

Managing rentals, sold off one property, couple of wholesales, in escrow on a flip and surfing.

For us the idea was to be surf side enjoying the ocean.

Our family enjoys the beach and the surf so we often find investment properties in locations which we would also enjoy.
