(b)An owner may satisfy the written disclosure requirement described in Subsection (3)(a)(i) through a rental application, deposit agreement, or written summary.(4)(a)A prospective renter may make a written demand to the owner of a residential rental unit requesting the return of money the prospective renter paid in relation to the rental of the residential rental unit, if:(i)(A)an amount the owner provides in the good-faith estimate described in Subsection (3) is different than the amount in the rental agreement; or(B)the rental agreement includes a type of use-based, non-rent expense that was not disclosed under Subsection (3); and(ii)the prospective renter:(A)makes the written demand within five business days after the day on which the prospective renter receives the rental agreement; and(B)at the time the prospective renter makes the written demand, has not signed the rental agreement or taken possession of the residential rental unit.

I agree with Ranjit, 1% is pretty standard, I typically put $5k to $10k on all my contractsYou should have it to the title company within 1-2 business days.

I would expect a reimbursement to take on the slow end of things 5 business days, but excusing it as someone else's problem is a bit uncouth. 

I never worked with a private lender before and since I am in a tight situation I decided to try it out.Process: Sent most of my paperwork to him including my ids and bank statement and received an approval within one business day which is another red flag.  

After making some adjustments we agreed on the budget and closed the loan within 15 business days!

YARDI is the system used to upload closing documents and it takes 2-3 weeks to get activated so if you're thinking of submitting documents 5 business days prior to closing, be prepared to pay an extension fee. 

In RI, contingency periods are 10 business days (this does not include weekends/holidays) Is it different in CA or did you already agree upon Sunday?

Earnest money, at least in offers that I write, are due in a few business days.

Repeat: water does more damage than fire.Not Happy:  You provided 3 full days, 2 business days to address a major issue that prevented a tenant from moving in.
