Unfortunately the property is border-line near crime areas.

In general, you will have to capitalize the cost that you incurred before renting the property unless you qualify for something called de minimus safe harbor where you can expense items below $2500.

Central Ohio has always encompassed a greater area than Columbus proper: Delaware, Newark, Lancaster...

I hope to retire south of the border in about 10 years, so at 55. 

Seems like in most cases they own the bordering property, know the family and think they can get a simple agreement to split. 

I currently am living in the Costa de la Luz region of Spain, but I am soon moving back to the United States to Norfolk, Virginia.
