New to BP: Investing in Indy, Living in Portland, OR metro

Hey all BP members, my name is Chad Bartlett.  I've been through the bad and the good with flipping just before the destruction of 2007/2008.  I'm more of a buy/fix/hold investor these days.  I have just one duplex in Indianapolis right now, but I'm hoping to buy more either SFRs or multifamilies--still deciding.  Will I BRRRR, partner,  or what?  I don't know yet.  Looking into what is possible with private money and/or hard money right now.  

As a side note, my regular day is spent teaching English at a community college just outside Portland, OR.  So, yes, that means I am not currently investing where I live.  I guess I got the real estate bug from my dad who was a broker in a small area in Illinois for about 40 before retiring.  I hope to retire south of the border in about 10 years, so at 55.
