What is predatory is what regulators, regulatory agencies, state commissions, law enforcement, prosecutors, a judge and maybe your minister says it is.

Use every tool at your disposal to get leads including door to door flyers delivery.Go to every church and tell the ministers you buy homes from distressed parishioners and will give the church a large donation for every lead that results in a sale.

The one that I dealt with named, Wendy Lovejoy, who is on here was the marketing director of GAREIA and a minister. 

Many times it is used in a religious context and one could argue that real estate is a religion and the gurus are the many varied ministers asking for contributions to their "ministries" lol.  

Ask if they would have a problem walking through the house with a contractor particularly if the house is new.Don't trust someone just because they are on the board of a REIA, come with recommendations, and are minister (or say they are).
