There are not many areas where these 3 circles overlap that allow you to market to this specific group of folks that meet all 3.

It appears there are several different markets within Baltimore with depressed markets sometimes overlapping highly competitive ones.

With that being said 3 important tips: First, try to use a slightly different list or variation of a  list that most use so you aren't always overlapping with others...

I'd agree with @Arn Cenedella above that there are fundamental economic drivers due to the proximity, jobs overlap, general political climate, that tie the two market together. 

If you look at it closely, one layer overlaps the one below it.

I understand the student living can overlap with the duplexes/tris/quads.Any thought on a desirable location to get a multi unit turnkey or something that needs just  a little reno for a possible great deal value add?

One skill will lead you to others as there is a lot of overlapping in all trades.
