build to rent is great. they are an intermediary that help investors contract direct with turn key new build. they are pretty sophisticated we have sold a house so far and we are looking to sell other multifamily with them. there is a vetting process and as an intermediary they don't control construction they help vet builders and establish relationships. they have a big team. the other builder I've never heard of but unless you can see your house I wouldn't touch it. rent to retirement has a strict policy of 90 days until certificate of occupancy until they will send a deal out they are good at what they do and I'd recommend them. they have options all over the country and established relationships.

Over the course of using Bigger Pockets I have had very degrees of opinions on who I should vote for concerning a post.When I first started using Bigger Pockets, I was too naïve to even think of voting for someone that took the time to answer one of my post.  

They fail over time.Your lease will say what your tenants are responsible for ordinary use plumbing issues.

You would need to track everything you spend on the business unit and write those off and anything shared would be times 50%.

If you have never done a project, let alone over state lines, then I probably wouldn't recommend it.

Also, as my access to capital grows over time, that will impact my buy box as well. 

The 23 doors are only spread over 4 properties.
