I have tried batch and like it okay, but would prefer not to pay $40 a month for access to skip trace.

Alternatively you can use REIskip which does batch work for .24 per lead which is the cheapest. 

If you are trying to do a large batch of names/properties, this is not the best because it is very manual (individual entry/using common sense to screen out bad info), but I have had great success locating phone numbers using fastpeoplesearch.com.It is free, and I find that a lot of times I get cellphone numbers out of it, not just landlines that are disconnected.I use it to find owners of multifamily properties, so I'm just looking up like 10-20 at a time, max.

The thing that I noticed on this most recent batch which was a misstep in my mind is that the mailers didn't reference the subject address. 

Maybe he has a nice batch of investors of clients who have real estate investments...or you may be his first?

I use a tracker on my phone and try to batch my self management duties as much as possible.

Others batch it to have about $1M of property (not equity) per LLC.I hope this helps. 

Thats a bank account that you can add access persons, they input payments for day/week BUT before bank issues payment it send you an email of the payments, you log in, review all, and authorize individually or per batch.

But none of that matters unless you have a good mailing piece.If you got a 5% response rate off the first batch of mailings that's not bad.
