Try to connect to property managers to understand what sort of tenant will live there and make your judgement, after numbers making sense.

The more paperwork you can throw in front of the Judge the better.Just be aware that once you win the case and have a judgement, you still have to collect, how are you planning on doing that?

You could make it clear that not paying may result in legal action and a judgement against them that could impact them renting, major purchases, or getting married.

Seems like she knows how to play the system pretty well and I have taken her to court and she missed court date twice but she filed motion to set aside judgement and judge just issued her with another 30days for a different hearing.

At a minimum she has horrible judgement in selecting boyfriends/roomates.I would consult an attorney.

First you could check to see how long its been judgements expire in 20 years or each state has its own statute of limitations depending on the debt. 

This takes a LOT of my time.If I went to get a judgement against this tenant for the balance of the lease (if I could even find them to serve court papers), the judge would tell me to go pound sand, absorb it as a business expense, go re-rent the apartment, move on with my life and quit bothering him with this "nonsense."

I assume you are trying to collect on your rent judgements from former tenants.

If someone sues you and the property is in your personal name, they can go after every other asset that is also in your personal name to pay off any judgements.
