Lease renewal or month to month

I have let my lease laps and was wondering if I should renew a lease or continue M to M? I have great tenants that don't plan to go anywhere for a while and are taking great care of the place but I am afraid of the Moratorium. What say you?

@Jerry Sexton M2M is my vote.

My experience is that for "most" properties the lease provides way more power to the tenant than to the landlord. If they want to leave they will find a way.

@Terrell Garren has some great experience and insight on this.
