This is not investing, it is just a job.You are not building equity or acquiring properties, you are just getting paid for your efforts similar to someone working at Walmart.

Hey everyone , I'm looking for input into this commercial property it is a truck stop/restaurant, it is owned by the city but been vacant for years, very high volume corner and in the area of many industries, I have the site details from the city , it used to be a truck stop with a restaurant also fueling station has enough room for about 50 trucks I grew up in this area so I know traffic patterns and im also a CDL driver this would be a great truck stop with a restaurant and all the amenities that come with that type of property there are atleast 10-15 trucks parked daily cause there is no place around to park , you also have major highway near , home depot ,Walmart, also a landfill and a company that burns garbage and makes energy so there is a ton of commercial truck traffic at this corner , I would like to find someone with experience in this industry to talk with and see if this place can be renovated and open and maybe partner up with a deal ....any questions please message me I also took alot of pictures

I always look for properties in the better parts of town if possible, easy access for commuting, and preferably near schools, shopping (walmart, mall), hospitals, or big employers.

It's hard for a tenant to claim the house was "cleaner than when I moved in" when I can show pictures of of the trash under the refrigerator that includes 173 fruit loops, scissors, kid drawings, an envelope with the tenant's name and address on it, and a Walmart receipt from three weeks ago.If Denise Richards caused $103,000 worth of damage, surely the Landlord has at least a couple pictures.

If Walmart has a written contract that's legally binding with Shaw's, and then Shaw changes their Management position internally, it does not affect the underlying binding contract with Walmart.

We've been doing this a long time and yes, you can put in your lease that tenants are required to steam clean and can even state that it has to be a company (versus renting a steam cleaner from home depot/walmart).
