What to do with 1 acre of land near an intersection?

I inherited a 1.35 acre land lot next to an intersection and I’m interested in doing a Triple Net Lease with a brand name such as Jiffy Lube. There is high traffic in this location and there is Walmart close by and 2 gas stations in close proximity of the lot. Need assistance on how to reach out to agents who deal with these brands instead of just sending an email to a random person. Need experienced Real Estate professionals for guidance. Thanks!
