From what I could observe, the bathrooms could use a face lift (Hopefully no more than $3k each) and the tiny kitchen could have flooring, backsplash, countertop, and new appliance change.

If they're there you can bet they'll take the note down - once you observe the note gone you know they got it and are alive and kicking. 

I’ve been observing these auctions for some time now and the homes typically go for just under listed price.

I am very interested to know what STR owners from other areas are observing.

Solely based on my observation, the growth in Buffalo has been insane - advances in education, medicine, and overall culture. 

A few observations/steps we're taking:- Banks are slow to respond as they are still evaluating the situation. - We've communicated to our LPs that are working on lowering expenses by cutting down on non-essential.

So far, we don't have much data to go on to observe the impact of COVID19 on our local market.

For now we've got March 1st-22nd for the years 2015-2020 to see if there are any observable trends in how many listings (and at what price ranges) are coming online. 

:) I have spent a lot of my time at nights( i am busy during the day)studying and learning and observing and i decided to take action.

I'm not trying to make a point, just relaying my observations because it's contrary to what I would have believed before going through this analysis exercise.
