Own our personal residence 30 year fixed VA (7 months old) and one $61K turn key investment in Memphis that I am expecting to cashflow nicely @ $275/mo with a 20% down payment.I am looking to do some local (Springfield, MO) BRRRR deals.  

I own some condos in Springfield, MA, they held an "absolute auction", no reserve price, the owner who got foreclosed, his twin brother attended as spectator, no body else showed up, he jumped in and bid, and for $6,000 he got it.

Also, there is a meeting in the Springfield area called Western Mass REIA, I believe you can find them on Facebook and on Meetup under Western Mass Real Estate Investors.

I'm close-ish (Springfield, MA -area but active in CT as well).

There are meetups in Manchester (one last night) and Rocky Hill (tonight) as well as one in Springfield monthly.  

does anyone know some good hard money lenders in the Springfield ma area and what are the steps I would have to take to be approved to do brrrr strategy 

That said, I looked in New Britain, CT and Springfield, MA(both of which are under two hours by car from Boston,) and pretty easily found some six-unit properties trading around $250 to $300k+.
