The Broad Ripple area is especially popular.It looks like the East part of the area you are looking at is also in Lawrence Township. 

I know many middle manager types that are accredited.

Even Virtual Wholesalers.Some say they are simply a middle man and provide no value.I think a middle man provides the a necessary function.

Areas I like that I would consider C+ to B which should give decent cash flow are Orange Park, South Westside area near 295, Murray Hill area, San Jose, eastern area of Mandarin, East Arlington (east of 295), various pockets of the southside around University Blvd, and some others I circled in the red areas.

The days of buying and cash flow are long gone(unless you are in the middle of the US).

There's a little middle ground that I try to get both parties to meet at. 

Neighborhoods like Lawrenceville, East Liberty, and Squirrel Hill offer a mix of historical charm and modern growth.

Now the Panama Canal drought is not allowing as many shipments to come thru to the East cost.Steel prices are not dropping like the oil and lumber in previous charts due to both transportation issues, China taking longer to open up after Covid and Port Unions on strike or slow downs.There is pent up demand for steel thus it will not drop as fast.  

In addition, I will be assigning the rental LLC to the Trust, so Trust owns the LLC as well.Question ins regarding the lease itself since we are still in the middle of it.
