The fresh air, exercise, and mental clarity are all major benefits.

Also, its very difficult to make ground up development pencil in an area like Port Richmond, even if you were to self perform due to construction costs and current cost of financing. 

Also, there is no visible mold and no mold smell in the basement (there is a little on the caulking beneath a single pane picture window upstairs which I'll deal with).That didn't sit too well with the tenants as they have been looking online and finding information about how dangerous it might be, and it didn't help that the first report that I had done the inspector attached a boilerplate message recommending a full HVAC cleaning (ducting is 1 year old) HEPA vacuum, air scrubbers, double washing everything in the unit with bleach, etc. so now the tenants are being fairly combative and insisting that more needs to be done.

They heard nothing I said.. they just wanted me to move the trellis so they can have air in their window and the dog can look at the wildlife in MY yard.

There is a cruise ship port there so it was flooded with tourists.

People are also cashing out all the appreciation they've accumulated  I should have known that I do a ton of bizz in KC and suburbs.. mainly helping BRRR folks or flippers with their capital needs for their projects.. and I sure like the new airport.. the old one had to be one of the absolute worst in the US for those of us who fly a lot... :)
