Give me 8-10 class A-B SFHs utilizing a recast strategy that parks me into a comfortable retirement and I’m sleeping well at night.

I got a newer SFH in a B class neighborhood sold in a few months and came out OK.

I like to stick with the C plus, B and A areas but I own properties in A B C and D areas. 

Feel free to include the geographic location in your answer, and / or building class type (A,B,C).I'm still noticing some investors expecting 12-15% in the midwest for average / B properties, for example.

The area is stable, at least I think it is, and I'm buying in good, solid A/B neighborhoods.  

If you got accepted into a C-grade school, and you are a B student, you will get B's.If you then got accepted into MIT, you will STILL get a B if you are a B student.

I would add that I would only pay market value if I was buying a B area and up.

(A/B+ neighborhood, 3/4 beds SFH or MFH with 2-4 beds on one side w/ 2 full baths, no need good school/commute etc.).
