Notwithstanding any provision of this chapter to the contrary, two-family (duplex)residences are a permitted use for any tract or parcel zoned under the 1938 districts as "B" prior tothe adoption date of this chapter so long as such tract is in the same configuration and so long assuch tract is not the subject of rezoning in accordance with the provisions of this chapter andremains with the 2001 "R-4" zoning district.

WE would go into the court house and pull the big subdivision maps Original PLAT MAPS Look at the streets then at the assessor site and you would find say a 5 acre tract that showed NO lots..

Tract built by publicly traded company, no way.

This piece of legislation was (just in my view) written by a few legislators (or lobbyists) who where seriously pissed off at investors who made loans to mobile home occupants and investors offering occupant financing other housing types and the builders offering financing to sell their tract houses.

Buying a tract house and putting in the basic LVP, white shaker, subway tile, greige walls will blend in with most other listings.  

Based on the data we have it looks like it would be possible to achieve a 4.46% cap rate on this homeAnother option would be to purchase a home in a lower-income tract to take advantage of the lower mortgage rate, no down payment required, and no PMI.
