I've previously mentioned that several title insurance companies are trying to move to automated underwriting.  Based on my experience I don't know how you write a program that as stated in the article, identify(ies) problematic homes that might require more attention prior to purchasing.

Peter the Hughes case doesn't address your issue. Hughes had a weak attorney who accepted a full settlement check, Hughes attorney cashed the $3000 without carrying the lawsuit on. The easement was not recorded, the story is rather dramatic with slashing neighbor's vehicle tires to keep them from driving on the dirt road. Seems sellers and agents were somewhat responsible for not disclosing that they allowed neighbors passage over the years.
