Subdivision creates new APN?

I am looking at buying a piece of land in LA county. in the description of the land on the auction website it gives the APN number, but then has parenthesis and says (lot 22) It also mentions being a subdivision lot. When i type in the APN to the government website it shows a half acre lot, but in the description of the land there it also says "blk #___ includes lots 20, 21, 22, 23, and 26" and there appears to be another map that shows smaller subdivisions. My question is IF A LOT GETS SUBDIVIDED DOES IT CREATE A NEW APNs? is it possible the seller is confused about the size? is it possible to sell a small portion of an apn without having separate APN? On the GIS map there is only that one big lot. so i am confused if i am bidding on the whole APN or a small portion of it. any info would be greatly appreciated! time is of the essence on this one. THANKS!
