Try asking the seller if he would hold the note until you can refinance it and maybe you can make a larger offer than anyone else, if its that good of a deal going over asking price might be worth not getting it at all and could entice him to take your offer instead of the lower all cash offers.

You may want to try offering 5k+ to entice your renters to move since it is better to cut your losses now then possibly be stuck without any rent for 12-15 months if a national moratorium gets passed next year for the entirety of 2021.

If this person has a large bank roll and you want to do future deals with them, I would personally structure the deal 60/40 (or more) in their favor, to entice them to invest with you again.

It is enticing to use a non-licensed guy who will do it for half the price I mean we would be saving tens of thousands of dollar$ when you take into consideration how much upkeep and maintenence costs are.I'm also considering getting my own contractors license just so I could do work myself... has anyone tried this?

Getting started that 1.5% can sure help, it seems enticing to ask, but I think I'd rather start a relationship off right, with someone who will be worth the 1.5% I'm giving up.
