Eviction question in NYS

Hello BP community,

I have a duplex located in upstate New York and I have a tenant who’s lease expired on 8/31/20. The lease states that if the lease was not renewed it becomes month to month. The tenant is back 2 months rent and now says she is unable to pay due to the virus. I have tried cash for keys but still she does not plan open moving or paying rent. With the new eviction laws going on in NYS does anyone know what I should do? Thanks for reading and I am looking forward to hearing your input!

    @Anthony Zotto it sounds like you are handling it as best as possible. As someone who recently had to buy out a bad tenant my best advice would be to keep increasing the "cash" component of cash for keys. At some point they'll bite, especially if you offer not to pursue the past due amounts.
