If you are going to invest with someone as sharp as Grant Cardone you should definitely do your homework, understand the deal.

A sharp buyer's agent will have an exclusive buyer's broker agreement that covers buyer-paid commission for FSBOs, but that's something that I don't think is common.I'd suggest that you be reasonably generous and offer 3% or even 3.5% and make that obvious in your FSBO listing.

They had been bamboozled by a wholesaler who flat-out lied about the amount of work their home needed and that his crappy offer was the best they would ever get.They were nice kids, but definitely not sharp when it came to the real estate market.I sold their home for $121,000 more than the slimebag wholesaler's offer.
