I am also close to a larger town (Bend, OR) but this town has experienced quite the boom in recent years.

Hello BiggerPockets community, thank you for clicking on my post,I am currently a Junior living in South Bend Indiana.

It may be something really silly stuck right at the bottom of the stack, in the bend, and once you completely clear that one thing, you'll be fine. 

I invest in South Bend, IN and regularly find properties that meet or exceed your criteria at a lower price.

DONT DO THAT, top rail flies off with upward pull, plus just thin tubing that will bend when you don’t want it tooBe safe and make sure your attic is vented right so you don’t “cook” the new shingles.

I'm only seeing up to around 0.5% in the units I've been seeing.I'm willing to go out as far as Emmett/Horseshoe Bend, but even casting the net that wide hasn't been very successful, either.

I’m still looking for a tenant scoring system to use, if anyone has one they use that they’d be willing to pass along I’d be very grateful.8) if the tenant does not pass the credit/background check, I’ll be sure to mail them a letter saying why they did not qualify pointing back to my initial qualification criteria.9) If the tenant does pass the credit/background check, I’ll inform them they’ve been approved and begin the process of getting the lease signed, documenting the condition of the property,  collecting the security deposit.10) Tenant will need to have paid the security deposit and 1st months rent and also show proof that utilities are in their name prior to handing over the keys.I fully intend to not bend on my qualification criteria at all.
