Hi @Jenelle Abrams, that's great that you are reaching out for help.I think a wise thing will be to understand where you want to get and then reverse engineer that and decide how you are going to do that.If dealing with tenants is not your cup of tea (which is understandable), it doesn't mean that you can't buy a rental property, it's just mean that you probably should hire a property manager...

From what I have gathered is that they are slightly cheaper now and they work better but that feedback was mostly about Zillow.To give you some tea, I paid $4K to Zillow and it produced nothing fruitful and $2K to someone for FB ads with the same results.Am considering it both for my Realtor and my Investing business, because frankly I hate cold calling lol and that's what I am doing currently.

Therefore, deals in which the buyers have to pay a lot upfront are much less risky, which would have seem counterintuitive without a bit of an explanation.Obviously it makes sense for you to stay away for this kind of deals if they're not your cup of tea.
