Help Reviewing Applicants - subleasing first time

Hi BP Members,

Happy New Year to you all. I'm reaching out in the hopes that someone might be able to connect with me and provide me 15 minutes of their time.  I am subleasing my current rental.  I will be managing the property, collecting rent, and acting as the landlord.  I have received an application from tenants that look good but given this is my first time, I'm not sure how to completely vet these folks.  They passed my prequal questions and have a clear background check and credit scores are fine.

Just wondering if someone who has done this before might be able to provide me 15 minutes of your time to review their application with me and help me understand any red flags or things I should look into more.  Happy to treat you to some coffee/tea during our call if you like!  I'd love to meet with someone within the next 48 hours so that I can get back to these folks.  Happy to do a virtual meeting if that works.
