From experience, hard money guys like to see at least 15k (your skin in the game) in the bank before they will give the green light on funding your projects.I have not personally done any wholesaling, but from what I have gathered, you would have plenty money left over for a good marketing campaign!

Through active marketing (door-knocking, advertising, yellow letter campaigns, etc.), reaching out to these owners can yield leads that in turn can lead to property purchases as a significant discount from market value.The process of finding discounted properties, especially for the newer investor (like me) can be daunting.

I think the real key is to be consistent in what you are doing and keep refining your letters/postcards, scripts, email campaigns and other marketing material.

I am an infill home builder and wholesaler in Portland, OR.We've had some great success with direct mail campaigns for single family homes.In Portland, there are many under-utilized commercial properties that currently are not at their highest and best potential, based on location and zoning.

Foreclosure, in my mind, was not an option because I didn't want to pay the price and also, the home has a 1st lien that is 50k more than the value of the home, so I didn't see how foreclosing from 2nd position would put me in a better place anyway.Also, I have not been able to reach the homeowner through my own means of internet research, letter campaign to her two addresses, or by sending out an agent to the home (which is vacant).

I have sent more direct mail (used the same strategy), basically the same letter, but the calls have decreased in 3 months to the point that only about 2-3 people called on my last campaign (previous calls would be 20-30 after campaign).
