Are you looking to focus on the Augusta area?

They are friends of the family and we were able to negotiate a seller financed deal with the balloon payment due next August, a low interest rate, and reasonable monthly payment until then. 

Otherwise, why would they give away their most precious commodity for free?

The answer i got was YES. at closing i got their last month rent and i also got paid for the days of rent remaining for the month of august. A

I have planned to begin my flip portfolio in Augusta, GA this upcoming fall.

I know precious little about the market or location; 500 a month tenants are not a group I can personally manage (unless they are retirees) so I'd have to hire a PM.

Brokers and attys can do real estate and get a fee.Believe me, I am NOT a broker or die guy and some of them provide precious little work for the fee.
