People there don't like their photos being taken or videos, they get upset if you have your phone out because they think you could be spying on them and they don't know what your intent is.

What really upset me is that this wholesaler guaranteed several things to an unsuspecting homeowner and straight up lied to him about multiple things, including the actual value of his home and what would really happen if he signed this contract.

Then the lady calls me crying and begging to stay (though she did not seem to understand why I was upset about the birds) and she said she'd put them in their cage and keep them outside for the remainder of their stay.  

If it's already a good enough deal it will be snapped up anyway; I have some buyer clients that have been procrastinating with that same thought recently regarding places in Oakland and are now upset that the properties are already pending even though they just went on the market last week.

Probably a voice conversation would be better so they can tell you're not "upset" .

The neighbor on the other side of the shared wall is reported to have a mental illness that causes her to scream obscenities at all hours of the day and night which obviously is making my tenants upset and will make it impossible to keep long term tenants.
