Richmond was the obvious choice for me because the company that does my property management is based there.I actually left from NOVA this morning at 8 am and drove to richmond to look at a few properties, had lunch and am now almost back at 2:30pm.Traffic can be terrible coming or going so you may want an e-z pass. 

Here at home, Nova Scotia runs a close second.

New condo developers have been trying to push the limits on pricing which is causing price reductions in that asset class.Multifamily is a shrinking asset class due to condo conversions, so its hot no matter what due to low supply.PG and Frederick are actually more volatile than DC,  NoVa and MoCo.

NoVa and PG are generally out for basement rentals.

It seems as if a combination approach may be best.We do want to connect with as we are from just down the street in NOVA and I am originally from Baltimore with plenty of experience with Mt.

I moved out of state temporarily so I don't attend right now, but they have a fantastic VIP facebook page that keeps me informed.Two others I can recommend are the Real Deal Meetup (there in Balt.) and also the Capital City REIA (if you ever find yourself in NoVA). 

Plenty of deals in Fredericksburg, Stafford, and the rest of NOVA.
