Plenty of deals in Fredericksburg, Stafford, and the rest of NOVA. It's a really good market, thus its highly competitive, but you can find deals if you build a network and a niche so people know what to bring you.

We just grabbed 2 townhouses in the city for 85k, they appraised for 150k & 160k. Working on another 5 more right now. Plenty of deals, just have to work for them.
