Boy, I wish I had better insurance :/ I had a huge rainstorm back up the city sewer system into one of my units (also while I was on vacation) and didn't have sewer backup on the policy.

Same with @Julie McCoy we use the backup linens while washing the used one onsite because we have a washer and dryer at the rental.

My back up plan was that I would force enough appreciation via my fixups that I would be able to get a loan for the balance owed plus most or all of my out of pocket expenses if I didn't have them sold by 1 year.

It'll recover once the balances are paid off... but if your backup plan is to get a loan after... you might be in for a surprise.The other way to do this is get personal loan, interest will be higher but same idea, little easier to manage and refi out of.

Most of us who are in this business find our pleasure in helping folks find good housing or perhaps in taking what might be the worst looking house in a neighborhood and bringing it back up to the average house or above.
