It looks like I’m in famine mode in the slow season, which I didn’t think would arrive until winter.

Plus if they book through somewhere like Airbnb or VRBO they we have the insurance to protect stuff that way.

The stuff that sits tends to be over priced junk in junk areas, or that have some issues with the listing, curb offers or what have you. 

That's chump stuff.  

I have some stuff out there and in Cleveland.

Now and then you can find a gem, but we don't really have a lot of OTC for the most part and what there is mostly is stuff no one wanted at the sale.

Honestly, I'd sell the condos and start a RE company that buys, rehabs, holds the 2 - 4 stuff and flips any SFH that has a project cost less than 72.5% of the ARV.I've closed financing for about 4 condo deals in my life. 

I don't know much about gas stations though so if anyone has any tips or stuff to look out for I would appreciate it as I look more into it.

Get as much understanding and disclosure as possible on the closing fees and escrows that will show up on the settlement statement - including stuff like prepaid interest ("stub interest"), tand and insurance escrow holdbacks, etc - biggest pitfalls we've seen are people not 1000% clear and aware of these things then getting very negatively surprised at the day of signing
