Whatever happened to creative thinking on your feet?

Just getting contractors to show up can be a challenge, and if no one is looking over them they take ‘creative freedoms’ on how and when your job gets done. 

With saturation hitting the market, creativity is imperative for MTR units.

., not requiring a long-term lease for the “rent” portion of BRRRR before approving the refinance) or allowing investors to borrow in an LLC or other creative structures.

Lots of "get rich quick" gurus out there about buying deals with no money down or "creative financing" that when you peel back the curtain you realize is a scam used to sell courses online. 

This is not a fully built out case for someone just getting into it, but you and everyone else these days have to be a little creative to get a deal done unless they are willing to put significant money into the deal for work etc.

Rent's are relatively low and right now it's hard to find cash-flowing rentals unless you can find a creative strategy.

Sure, but it's called creative financing which of course we teach, and in my humble opinion requires someone who knows what they are doing to properly put it together.  

Some title companies are better than others when it comes to creative deals. 

Until then, DSCR lenders will have to be creative and flexible to tap this growing market.
