Investing in Port St Lucie

Hello, new to the real estate investment world. I've been doing some research on buying first rental property in Port St Lucie Area.  Is this a market better suited for single family LTR or mulitfamily? i haven't see too much inventory for multi. I know the market peaked around 2021 but still interested if this is a good time to buy in this market? In terms of strategy would this area be better suited for finding cash flow or appreciating properties? appreciate the feedback. Shawn
