Right now the legal description of the 2 units are "789 CONDO UNIT A PER CDO INSTR# 123456789" and "789 CONDO UNIT B PER CDO INSTR# 123456789" where the instrument #123456789 is a recorded 87 page HOA doc including all regulations, definitions, HOA hazard insurance, HOA fee, voting, bylaw, site plan, survey, etc.

Last year NARPM was doing monthly surveys of their members and they found that well over 90% of the mangers said rent collections were very similar to the previous years level.

You should be able to show equity and debt options to even go under contract.However, if you get something under contract, but don't close, your reputation is tarnished and people will not want to do business with you.I pay wholesalers, they either want 4% or 20% if double close and paid for Phase I, ALTA survey, site plan, zoning analysis, lease abstracts, etc.

I have to resubmit with the required changes and the surveyor has informed me that a colleague filed a complaint against him with the State Board and he is on probation until it is cleared up and he can't sign-off on surveying work until then.
