I came to conclusion to make thing better, I will be separating utilities meaning get a new boiler and new water heater for each unit so each tenant can be responsible for their own utilities, it will be costly to get a new boiler and new water heater but I think it will pay off in the long runAny advice on separating utilities, what type of boiler and how big should it be for each unit?

If you want to make a low cash offer on the property and give them information about yourself and why you value it the way you do, you do that through your buyer's agent and you attach a cover letter to your offer that does not give any identifying information about yourself, but does give them the background on why you want to pay x and how you came to that conclusion.

Of course your conclusion is correct...the properties in question are almost designed to fail your CF litmus test...badly.Try doing this with properties that someone would actually consider buying for the cash flow...like ones that have at least an annual CF of $ 4 - 5000/year.
