First contact with tenants

Hi Bigger Pockets,

I recently bought a duplex with tenants in the units. This is my first rental property. I need to make contact with the tenants to get their new leases signed and discuss the rent increase. I have given the tenants letters, handed one tenant the letter personally and left the letter taped to the door of the other tenant. I have not heard back from either of them. I guess my question is what would be the best way to begin this discussion with them? I have their phone numbers to reach them but like I said, this would be first contact in a landlord renter sense.
