The most successful I've been is by sending yellow letters in a small "thank you note or wedding invitation" size envelope.

My phone rings tonight and a lady asks me about a house for rent.

I have been using EFax for years now, i would get rid of it, but its kinda necessary in WI for a Broker to have one. there has to be a better way, generally when some one says Fax, i look at them funny and say Ring Ring, 1990 is calling on the land line. 

My wife and I go Driving for Dollars often and is actually a great way to get the phone to ring.

I would also try perhaps wedding photographers if you are looking for groups of people and or family.Think outside the box...who caters to large groups of people that will be traveling to your area?
