@Bellman Tumasang #2 (reporting tenants to credit agencies) is not currently available but it is a highly requested feature in the suggest a feature forum and is marked as "under review" so it will probably be added at some point.We also use and like Buildium.

If you apply for a loan in the future, depreciation will be added back in, showing that you have more income from the property and allowing you to qualify for a bigger loan; if you take DMSH it will not be added back.Kevin C., if you're using TurboTax, you can add it as an asset and then mark it as eligible for bonus depreciation (I don't remember the exact line and box to check on the paper form.)

This could be adding in warehouses for conversion...or smaller properties that you could expand to get to your desired size, etc.

I have someone moving out soon and will be adding to the lease, 2 pets allowed, no breed restrictions, $200 non refundable fee, $300 refundable deposit for 1-2 pets, and $10 pet rent per.

@Monica JohnsonFYI: Bounced it off a friend - he recommended adding something to the effect that if they do not reach out now then you will assume there is not any issue and will not retroactively work with them after they have missed a payment or are short.So I will be adding that

I'm set to begin a pretty extensive remodel on my primary residence where we'll be adding a bedroom, bathroom, and re-configuring the kitchen.

Payments deferred will be added on to the end of the loan.

Previously, there was carpet in the LR and DR and thin plan hardwood floors in the kitchen (yellow oak color).I am finishing putting vinyl plank flooring in the LR and DR and will be adding white baseboards and trim.
